Victorian-era houses weren't designed with modern equipment access in mind, and old water heaters always fail in the most awkward corner.
Thirty-year-old tank, six inches of clearance
Original 1920s construction. The fifty-gallon tank had rusted through at the seam and was seeping into the catch pan and across the floor. Straightforward problem, except the tank was wedged into an alcove with about six inches either side and a low ceiling. Whoever installed it must have assembled it in place.
Dismantled in place, new one walked in
No way to get a hand truck in. We drained the dead unit fully, cut it down and removed it in sections, then brought the new fifty-gallon high-recovery unit in on a furniture dolly and walked it into the alcove. Set on a new aluminium pan with a piped condensate line, and brought the venting up to current code with proper double-wall B-vent.
Hot water the same day, warranty actually registered
Five and a half hours from dead unit to hot showers. Expansion tank fitted, which New Jersey now requires on closed-loop systems with a backflow preventer, and the manufacturer warranty registered the same day. Most contractors skip that last step and the homeowner finds out years later that it was never activated.
