Water heater swap in a tight Victorian basement in Montclair
A real Montclair call — Victorian-era homes weren't designed with modern equipment access in mind, and old water heaters always seem to fail in the most awkward corner of the basement.
The diagnosis — 30-year-old tank, no clearance
Upper Montclair Victorian, original 1920s construction. The water heater — a 50-gallon AO Smith somewhere around 30 years old — had finally given up: tank rusted through at the seam, water seeping into the catch pan and running across the basement floor. Standard problem, except the original tank was wedged into a basement alcove with 6 inches of clearance on each side and a low ceiling. The previous installer must've assembled it in place.
The fix — AO Smith Vertex high-recovery, hand-rolled
Couldn't fit a hand truck in. Drained the dead unit fully, then disassembled it in place (cut the tank, removed in sections). Brought in a new AO Smith 50-gallon Vertex high-recovery model on a furniture dolly. Fed it through the doorway, walked it into the alcove, set on a new aluminum drain pan with a piped-out condensate line. Brought venting up to current code with proper double-wall B-vent and a code-compliant draft hood.
The result — hot showers same day, warranty registered
From dead unit to hot water in 5.5 hours. Expansion tank installed (NJ now requires one on all closed-loop systems with a backflow preventer). Registered the AO Smith warranty same day directly with the manufacturer — most contractors hand the customer a registration card and assume they'll mail it in. They don't.
